We primarily source for private investors across London and the South East. We can also consider selected areas further afield where they fit the brief and there is a sound investment case.

What we look at before bringing anything to you

We do not bring every property or project we come across to investors. Before putting something forward, we consider:

whether the area fits the likely demand

whether the property or project suits the intended strategy

whether the asking price, condition and likely costs appear realistic

whether the rental, resale, funding or value-add assumptions make sense

whether there are obvious issues around layout, access, planning, licensing, lease terms or condition

whether the opportunity still makes sense outside the most optimistic scenario

whether specialist advice may be needed before any decision is made

Where a property has mixed-use, commercial or more complex elements, we will also flag if further advice may be needed on VAT, lease structure, planning, lending or tax.
